A landmark property, priced like it was still competing on square footage alone.
The Bell Tower Hotel’s lobby tells a story of pedigree — original woodwork, a working fireplace, décor with real history behind it. But its rate strategy hadn’t been rebuilt to match that story, or the market around it.
We rebuilt the property’s rate architecture around its actual demand drivers and comp set, retrained the front-office team on rate discipline, and used the same room and lobby narrative that guests already respond to as the anchor for a repositioned rate strategy.

Unified Distribution Strategy
A ground-up repositioning.
Guest rooms, meeting space, common areas, and the arrival experience were all rebuilt from a dated 1990s property into a distinct, full-service destination — down to a new porte-cochère, fountain, and landscaped courtyard.
The renovation gave the property a story worth pricing for. We help ownership groups like this translate that kind of capital investment into a rate and positioning strategy that captures the full value of the work, rather than pricing the “after” like it’s still the “before.”

Multi-year capital transformation.
Originally known as the Madison Inn, this property underwent a multi-year capital transformation — a documented renovation exceeding $7 million, covering everything from exterior façade and signage to guest room furnishings and housekeeping infrastructure. Andy Dahlmann was primarily responsible for that renovation, along with setting up the operational procedures that led directly to the property’s increased revenue, carrying it forward into its next chapter as the Dahlmann Campus Inn.
The results speak for themselves: total revenue grew from $891,654 to $1,964,047 — a 120% increase — over that period.
The result is a property whose character — oval bay windows, wood-paneled lounge, a lobby that feels closer to a private club than a standard hotel — is backed by real capital investment, disciplined operations, and a proven revenue trajectory, not just charm. That combination is rare, and it’s a pricing asset most owners underuse.
We work with heritage properties like this to make sure rate strategy, demand generation, and distribution are all built around what actually makes the property irreplaceable — so a multi-million-dollar renovation, and the operations built to support it, get priced like the asset they became.
